Abstract: The real estate market in Bulgaria is a dynamically developing economic sector that has undergone significant changes over the last decades. The main purpose of the paper is to make a historical overview of the housing market development and to analyze the housing price dynamics in Bulgaria during the period 2016-2025. First, a historical analysis of the housing market development is made. Key determinants and periods in its development are described. Second, index based analysis of housing price indices in Bulgaria is applied. This empirical analysis covers the period from Q1/2016 to Q1/2025 for which valid data is available from the National Statistical Institute (NSI) of the Republic of Bulgaria. Three housing price indices are analyzed in the paper – Total housing price index (Total HPI) and its two sub-indices: Housing price index (HPI) of new dwellings (newly built) and Housing price index (HPI) of existing dwellings (trade between households). According to the methodology of the NSI, these three indices are analyzed for three different base periods, such as follows: 1) 2015=100; 2) previous quarter=100; 3) corresponding quarter of the previous year=100. The paper concludes with summarizing the results from the study.
